Serenity Guarantee™ Terms and Conditions
All terms, conditions, and limits of the Serenity Guarantee™, reserved for Property Owners who participate in the Regia Unica™ Exclusive Management model.
Purpose of the Guarantee
Exclusive protection born from our management approach.
The Serenity Guarantee™ is an exclusive benefit developed by Terre del Mediterraneo to provide Property Owners with additional protection throughout the management of their property.
It is not an insurance policy, nor does it replace any existing insurance coverage. It is a tangible commitment rooted in our a Regia Unica™ Exclusive Management model, founded on operational procedures, documented inspections, and shared responsibilities.
The purpose of the Guarantee is to help preserve the value of the property by providing a clear system for assessment and, where applicable, intervention in the cases provided for under these Terms and Conditions.
Who Can Benefit from the Guarantee
A benefit reserved for Property Owners who choose our management model.
The Serenity Guarantee™ is exclusively reserved for Property Owners who have entrusted Terre del Mediterraneo with a Regia Unica™ Exclusive Management mandate that is duly in force and compliant with the applicable contractual terms.
To benefit from the Guarantee, all of the following requirements must be met.
✓ Active Regia Unica™ Exclusive Management mandate.
✓ Maintenance of the Regia Unica™ Exclusive Management arrangement throughout the entire contractual relationship.
✓ Operational management entrusted exclusively to Terre del Mediterraneo.
✓ Compliance with established operational standards and management procedures.
✓ Certified Check-Out Standard™ completed at the end of the stay.
✓ Damage attributable to a stay managed by Terre del Mediterraneo.
✓ Compliance with these Terms and Conditions of the Guarantee.
The Guarantee may apply
Protection limited to the cases expressly provided for under these Terms and Conditions.
The Serenity Guarantee™ may apply exclusively in the cases expressly provided for under these Terms and Conditions, provided that all eligibility requirements and verification procedures established by Terre del Mediterraneo are met.
Covered Interventions
- Accidental damage caused by guests to furnishings and decorative items within the property.
- Damage to decorative elements, accessories, and equipment listed in the property inventory.
- Any financial contributions provided under the Guarantee, within the limits established by these Terms and Conditions.
- Technical assessment of the damage through the Certified Check-Out Standard™..
- Documented assessment by the Terre del Mediterraneo team.
- Dedicated support for the Property Owner throughout the entire process of managing the reported incident.
What the Guarantee Does Not Cover
The Guarantee does not apply in the cases excluded under these Terms and Conditions.
All damage, events, or circumstances that cannot be directly attributed to a stay managed by Terre del Mediterraneo, or that fall within the exclusions listed below, are excluded from the Serenity Guarantee™.
Exclusions
- Normal wear and tear over time
- Routine or extraordinary maintenance work
- Structural damage to the property
- Weather events or natural disasters
- Failures resulting from age or lack of maintenance
- Damage already present before the guest’s arrival.
- Damage resulting from intentional acts or conduct by the Property Owner.
- Any situation expressly excluded under the Regia Unica™ Exclusive Management agreement.
Grounds for Termination of the Guarantee
The Serenity Guarantee™ remains valid only for as long as all the requirements set out in these Terms and Conditions continue to be met. Failure to maintain even one of the essential requirements will result in the termination of the Guarantee.
The Property Owner’s direct sourcing of a guest does not result in the termination of the Serenity Guarantee™, provided that the stay is nevertheless entrusted in full to Terre del Mediterraneo for the operational, administrative, and organizational management required under the Regia Unica™ Exclusive Management mandate, with the application of the contractually agreed financial terms.
